RuBec Properties, LLC offers a full array of rental property management services for your property. Our service philosophy is to work effectively for you so you don’t have to.
Your rental property is advertised on several websites to include Craigslist, RentalHomes Plus, Rentalhouses.com, Zillow, Vast, Google Base, Hotpads, Trulia and others. A For Rent sign is placed on your property lawn and we utilize signs that are strategically placed throughout the city to generate calls for our available properties. We perform tenant screening to minimally include employment, rental history, criminal background and credit checks. Repairs and maintenance handling are also performed. A repair escrow of $250.00 is required.
Property Management Fees
Our property management fee is 10% . Our leasing fee is 50% of collected first month rent, and there is a $150.00 marketing fee. Our lease fee for occupied properties is 25% of the first month rent. Tenant procurement only service fee is equal to one month’s rent. Management fee negotiable for multiple properties.
We will keep you informed. When your property is not rented expect frequent updates. When the property is rented, expect a monthly management statement and property inspections with feedback. If you call our office or email us, expect a response promptly. Our newsletter will provide valuable insight for you.
Monthly, a statement is mailed to every owner which outlines the details of that month’s activity. Included with each statement will be a statement for any repairs that have been conducted on your property. 1099s are mailed each year, however, the monthly statement will show a running total throughout the year. Direct deposit is available.
